			<content:encoded><![CDATA[<p>This year&#8217;s <a href="http://www.solv.org/programs/spring_beach_cleanup.asp" target="_blank">Spring beach cleanup</a> is slated for March 20th. Volunteers come on their own or form up in teams on beaches from Astoria to the California border under the leadership of SOLV. This effort brings nearly 4,000 Oregonians out to help keep our beaches in pristine condition for residents and visitors alike. Consider forming a group amongst your friends, family or co-workers this year! Â This effort, which began in 1984, has expanded to a statewide effort and has helped make Oregon a great place to live.</p>
<p>This year, they&#8217;ve divided the coastline up into 43 Check-in Locations in 14 Zones. Zones 6, 7 and 8 correspond to the <a href="http://winwcp.com" target="_blank">Central Oregon Coast</a> where I live (and play). 			<content:encoded><![CDATA[<p>The results for Oregon Coast Real Estate in January 2010 are showing some interesting trends for the start of the year.</p>
<ul>
<li>Site built sale prices are up slightly over the 2009 average</li>
<li>Manufactured homes are selling for a little less.</li>
<li>Condos remain in the doldrums with lower selling prices.</li>
<li>Land improved slightly in number of sales with flat prices.</li>
<li>Multi family, a fairly rare commodity, is beginning to show up.</li>
<li>As of this month I will begin reporting on bank owned properties.</li>
<li>Days on market indicates that January showed the beginning of a clearing out of some older inventory. Only the manufactured category showed any decrease in days on market.</li>

Yes, it does make a difference.  This is the place to go for a true fine dining experience and superb service.  The works of local artists are on display and local musicians add to the ambiance.  I have been to Panache for both business and social gatherings and never ever have I come away disappointed.  There is always something new and creative at Panache. The key word is to work with your real estate broker and your lender to be fully prepared prior to entering into a sales aggreement.  It is a waste of time and money to try and find the perfect property and then figure out how to pay for it.  Just as Buyers are more sophisticated so are Sellers.  So be prepared to deal.</p>
