What’s Selling on the Oregon Coast: October 2011
Average sale prices dropped a bit in October while time on market increased. The list to sell ratio remains about the same in the mid 90′s. One dramatic change was a big increase in the sales of residential land which jumped to a total of 70 individual sales. This includes a number of smaller non view properties. The key to most of these sales appears to be the classic situation:
- pricing is accurate
- corners are clearly marked
- utilities are either installed or readily available
Land sales are usually cash transactions as lenders are very reluctant to loan on vacant land. Overall the best buys are appearing in the ocean front and good ocean view segments. Now may be a great time to find the perfect buy here on the coast.
